In a nut shell, a home inspection is a reported evaluation of a home and its related systems. The Home Inspection is an unbiased, professional assessment of the condition of the home. The purpose and the reason most people have a home inspection done is to uncover defective material facts about a home and to record its current condition in order to be an informed buyer and to limit the risk associated in buying a home.
The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the home itself has any major problems that may not be so obvious that could become a costly surprise down the road. As a professional Home Inspector, its my job to look for those major problems for you.
In order to prepare the report, the inspector must conduct a visual inspection of the house. We strongly encourage all of our customers to accompany the inspector during the home inspection. You should feel free to ask the inspector any questions you may have during the inspection process. By accompanying the inspector you will benefit so much more from the inspection as to if you just read the report. You will have so much better of an understanding about the home and the systems that make it up. The inspector will have the opportunity to point out problems and explain them to you as the inspection is taking place if you accompany the inspector. Along with pointing out the problems with the home, the inspector will also point out some of the more positive features of the home during the inspection that would generally not be commented on in the report. Plus, the inspector will explain what routine maintenance is needed to keep the home in top condition. The standard home / building inspection typically will include the following systems:
Structure
Roof and attic
Foundation
Exterior
Electrical system
Plumbing system
Heating and air conditioning systems
Interior
Kitchen
Bathrooms
Additional items and systems unique to a particular home can also be inspected.
At the end of the inspection you will be provided with a comprehensive computer generated report with color photos prior to you leaving the home inspection site, (providing that time allows.) Being mindful of your time, and realizing that you may not be able to wait for the report to be prepared, I can email it or fax it to you on the night of the inspection.
